The Bridges

The Bridges at Rancho Santa Fe, California is located in the coastal foothills of North San Diego County. The 550 acre golf course community rests on some of the most picturesque land in the exclusive and prestigious address of Rancho Santa Fe. The project boasts scenic views of canyons, streams, landmark bridges and the Pacific Ocean. The regenerated design of Robert Trent Jones, Jr. embraces a challenging design philosophy, yet provides a variety of strategic options making it memorable for players of all abilities. The greens and bunkers are historically creative. Fairways are generous and the greens are perfectly contoured to fit the surrounding topography.

Community amenities include a world class 36,000 square foot clubhouse and a separate state-of-the-art 10,000 square foot swim/fitness facility. The Tuscan hillside clubhouse is a gem perched high on a hilltop with panoramic views, wine loft, bell tower, locker rooms, lounges, formal dining and pro shop. The building is designed to provide the ultimate in comfort, style and service.

The real estate is magnificent with 164 home sites ranging in size from 1/4 acre to over 2 acres and 103 Casitas sites. Lots range in priced from $7001,000,000 to over $23,000,000. The Casitas range in price from $1,500,000 to $4,000,000.

Memberships are currently priced at $350,000

Start-up Date & Completion:
January 1998 - September 1999 (golf course), including construction of two 285 foot clear span bridges and one 270 foot cast-in-place bridge. Clubhouse was completed October 2000.


Winchester’s Responsibilities Were To:

  • Assist in the completion of the entitlements
  • Schedule and coordinate all aspects of the project
  • Coordinate and provide input to the golf designer’s work
  • Value engineer all plans & specs
  • Work with the engineers and architect to design and implement state-of-the-art, 285 foot clear span bridges
  • Assemble and manage all golf course, clubhouse, ancillary buildings utilities, roadways and housing lot disciplines and systems
  • Maintain tight budget control
  • Provide monthly fiscal progress reports
  • Hire all key personnel
  • Procure all maintenance equipment and the golf cart fleet
  • Equip the clubhouse
  • Oversee and provide insight into the creation of all Club and HOA documents including membership, CC&R’s and Design Review Board
  • Close-out project
  • Start-up the Club operations
