The Stock Farm

The Stock Farm in Hamilton, Montana is one of the most unique and beautiful projects in the world. It is located on 2,600 acres of Montana view shed near the base of the Bitteroot and Sapphire Mountains.

It consists of a 300 acre Tom Fazio designed world class golf course, a full equestrian center, 30 miles of hiking trails, 30 cabins or cabin sites, a 27,000 square foot custom log clubhouse with a separate log fitness center, and a private water and sewer system.

The real estate features 65 large mountain estate lots, 35 ranchette properties and 30 cabin lots. Each has its own individual character setting. Lots range in price from $350,000 to $1,500,000. The Cabins range in price from $800,000 to $1,600,000.

Memberships are currently priced at $150,000.

Winchester’s Responsibilities Were To:

• Complete all entitlements
• Schedule all aspects of the project
• Coordinate the golf designer and building architect
• Value engineer all plans & specs
• Manage the engineers in their effort to design and implement a state-of-the-art on-site private rural water delivery system and sewer system
• Assemble and manage all golf course, clubhouse, ancillary buildings utilities, roadways and housing lot disciplines and systems
• Provide for 30 miles of hiking trails and multiple areas of “Elk Habitat”
• Maintain tight budget control
• Provide monthly fiscal progress reports
• Hire key personnel
• Procure all maintenance equipment and the golf cart fleet
• Equip the clubhouse
• Oversee and provide insight into the creation of all Club and HOA documents including membership, CC&R’s and Design Review Board.
• Close-out project
• Start-up the Club operations
